Berkeley Lake is a city of roughly two thousand people built around an 88-acre private lake, chartered in 1956 after the residents decided they wanted control of their own zoning. Ninety years of that protectiveness is still the defining fact about building here.
This is the most tightly held small city on our list, and it behaves like one: it has been a Tree City USA for years, it bought 63 acres of forest outright in the 1990s specifically to stop it being developed, and its ordinances exist to protect the lake and the tree canopy. Tree protection and stormwater are not boxes to tick here — they are the job.
Berkeley Lake is essentially fully developed: by the city's own account only two tracts of more than ten acres remain. So a custom home here means a teardown-and-rebuild or a deep renovation on an existing wooded lot, very often on ground that slopes toward the water.

The city is served by Gwinnett County Public Schools. Berkeley Lake is bordered by Duluth, Peachtree Corners and Johns Creek, with the Chattahoochee River forming both its northern boundary and the Fulton County line.
